In your role as disrepair surveyor, you will undertake property defect inspections, offering advice and work to be carried out, often related to damp and condensation issues. You will provide specialist repair and maintenance guidance around complex matters, using your surveying expertise and minimising our liability to housing legal disrepair claims.
To be successful, you will lead on the management of specialist contractors, ensuring value for money, high-quality and timely completion of work. You will ensure all legal reports, documentation, data and supporting evidence is collated and responded to, within agreed timescales. You will represent Bromford in court, as required, acting as a designated expert witness to give legal and technical evidence. Play a lead role in case settlement, making informed recommendations regarding financial settlements in conjunction with legal advisers, to deliver financial savings by defending actions and identifying innovative repair solutions.
You should create and deliver appropriate briefings and training to the team on legislative changes affecting building construction standards. Produce management data on the status of disrepair cases and maintain all records, such as payments to contractors, post-inspection of works, and updating databases. Make recommendations for planned repair work, attend to incidents that may result in insurance claims, liaising with loss adjusters and insurers to agree on work and monitor through to completion, and working with colleagues and customers to deliver these.
You need to be focussed on achieving high levels of customer advocacy and problem resolution, sharing best practice and ways of working to improve the services for the customer, learning from experience when things don’t go to plan. You should build excellent relationships with your colleagues, promote cross-team working, and develop effective consultation with customers, attending customer meetings as required – sometimes outside of your standard working hours.
You will investigate and action any formal complaints in your service area, managing and monitoring the performance of sub-contractors and ensuring all are carried out in line with current health and safety legislation, making recommendations on changes to policies and procedures, as required.

Your base will be at our Riverside office (BS37), and you will cover our West of England region and localities, which includes Tewkesbury and Gloucestershire – so you will be required to travel.
As our disrepair surveyor, you will:
Have a chartered professional membership (RICS, CIOB or equivalent)
Have a construction-related HNC, degree or equivalent
Bring knowledge of contract management from asset management or a construction environment
Bring knowledge and understanding of disrepair legislation, notably The Homes (Fitness for Human Habitation) Act 2018 and Housing Health and Safety Rating System
Have substantial experience of repairs and maintenance service delivery, sustainability and construction and contract administration
Have a good understanding of landlord and tenant legislation, leaseholder consultation
Be I.T. literate, comfortable using various systems and Office packages (including Excel)
Build effective relationships with several teams, both internal and external
Be a strong communicator and able to work part of a team
Have a flexible approach and willingness to go the extra mile
Have a valid driving licence with access to a vehicle
