We have a great opportunity for a Property Manager to join a leading Shopping Centre owner on a full time 12 month FTC & manage 2 schemes in Croydon & Bristol. As Property Manager, you will ensure that the allocated assets are being managed in accordance with the management contracts,the ASP functional specification and in compliance with the RICS Code of Practice. As Property Manager, you will also offer support & technical Property Advice for the schemes, working with the Asset Team, On-Site Teams & outsourced Accounting / Support Service Providers. Key Duties include: –
* Supporting to deliver key objectives across the 2 x schemes
* Working on cost savings against the asset’s Business Plans by identifying opportunities on void cost reductions
* Review of tenant applications
* Attend monthly Asset Control Group meetings to feed in /provide advice on property management issues;
* Provide technical property management advice in respect of the service charge and take ownership of the service charge apportionment schedules for your allocated asset/s;
* Support the Retail Delivery process in respect of your allocated assets as required
* Take responsibility for maintaining an up to date and accurate tenancy database on Horizon in respect of your allocated asset/s and take appropriate action for all forthcoming diary events;
* Take responsibility for obtaining EPCs as required in respect of your allocated asset/s;
* Co-ordinate as required with insurance brokers, insurers and the Accounting and Support Service Providers in respect of insurance inspections, fire insurance valuations, recharging of premiums to the tenants, claims and other insurance matters;
* Take responsibility for the uploading of data onto Sharepoint for your allocated asset/s and work with the asset and operational teams to regularly update and ensure that this is maintained in a “ready for sale” condition;
* Provide advice to the General Managers/site teams in respect of retailer lease compliance issues and action breaches of compliance escalated by the General Manager/site team;
* Check and authorise invoices in respect of none service charge property management related matters, including invoices for service charge items forward funded by the Landlord;
* Promote sustainability / corporate responsibility as a core consideration within the property management function;
Candidates will hold RICS Accreditation with at least two years’ post-qualification experience & hold demonstrable experience in retail property management (shopping centres) with an understanding of the key scheme drivers and implementation issues.
